The mixed-use Calcot Golf Club project encompasses 70 new build plots and a Sui Generis class Clubhouse building designed to be constructed in layers along the natural slope of the landscape, utilizing innovative materials, processes, and products.
The Clubhouse building has successfully attained an Excellent BREEAM New Construction rating and is equipped with centralised mechanical extract and supply ventilation with 85% efficiency.
AES Sustainability Consultants presented an innovative solution for the material selection, as the initial plan for the quantity of glazing panels had the potential to cause excessive heat build-up in the summer and significant heat loss in the winter.
The outcome was a design that not only fulfilled the customer's requirements but also decreased carbon emissions to meet targets and requirements.
To ensure that BREEAM Excellence is achieved and that the Sui Generis classified building met industry standards.
The 70 new build plots will meet the Building Regulations Part L1 2021.
The Clubhouse building is required to meet the West Berkshire Local Plan Policy CS 15.
This project has now been accepted at planning stage after AES provided an on-target Sustainability report, SBEM initial assessment, sample SAP calculations, BREEAM pre-assessment, LCA concept design, Passive Design Analysis and Low & Zero Carbon Feasibility Study.
After proactive engagement with the design team to ensure that the necessary BREEAM credits were identified early in the process, we are now able to follow the most cost-effective strategy to achieve compliance going forward.
