What is Air Tightness Testing?

Air tightness testing is the measurement of airflow entering a building through undesigned air leakage paths. While a small amount of natural airflow, such as through trickle vents, is desirable, excessive air leakage can result in poor ventilation system efficiencies, increased heat loss, higher energy bills, building fabric degradation and occupant discomfort. 

For both domestic and non-domestic new build properties, air tightness testing forms part of the UK's Building Regulations and must be completed prior to handover to enable the generation of final energy performance certificates (EPCs).
