Legacy Wharf II is a mixed-use development in the London Borough of Newham boasting 196 units across its eight stories. With commercial units on the ground floor, including a residents’ gym, residents’ lounge, concierge space and three retail spaces, it also includes some residential dwellings on the remaining floors.
This exceptional development aligns with the aim of creating an appealing and easily navigable complex while meeting the stringent standards set by the Code for Sustainable Homes, BREEAM, and the Greater London Authority.
To satisfy planning requirements, the proposed development targets at least a 35% reduction in overall CO2 emissions beyond those mandated under Part L 2013 with both the domestic and non-domestic element surpassing the 10% and 15% Be Lean reduction target, respectively. Additionally, the commercial spaces have the BREEAM New Construction target of 'Very Good’.
With a commitment to decarbonisation and the journey towards achieving Net Zero, Legacy Wharf II stands as a remarkable testament to sustainable and forward-thinking urban development.
AES collaborated across various services to develop an effective strategy that met all of the requirements while remaining cost-effective.
The building's corridors were equipped with heating to reduce heat loss and comply with GLA requirements.
Early engagement with these details, and outstanding teamwork throughout the business has allowed us to provide a cohesive strategy to meet the GLA’s ‘Be Seen’ objective. This has led to the successful completion of residential, non-residential, and BREEAM services, encompassing the LCA and Operational Energy Report.
A detailed overheating assessment was completed from the DSM by following CIBSE's TM59 guidance to ensure the building met the GLA requirements. External and internal shading was utilised along with improved glazing and smart architectural design assisted in mitigating overheating risk. A strong ventilation system was incorporated within the apartments that were suffering from external acoustic constraints and subsequently meant the windows had to be assumed closed during the night. Through the overheating modelling AES successfully eliminated the requirement for cooling and provided a sustainable, passive strategy that met all the relevant criteria and targets.

To achieve BREEAM Very Good in line with the LLDC Full Planning Permission Approval
To ensure we remain in line with the GLA planning requirements while ensuring that any changes fit with the goals of the building.
Legacy Wharf II has entered the design stage, meeting all planning targets. The development t is currently in RIBA Stage 5, and we have been appointed for RIBA Stage 6 deliverables. Upon completion, AES will provide as-built SAP calculations, BRUKLs, air test certificates, residential sound testing, EPCs and BREEAM certification. With the development now onsite and the foundations in place, we anticipate the completion of the finished product soon.
