Northland PM Limited is a commercial project and development management consultancy that delivers projects across the UK. The company values a streamlined and uncomplicated experience in which they feel well taken care of.
Northland sought our assistance on multiple projects with varying objectives, and we worked together to ensure we met the client aspirations, which included BREEAM excellence across various initiatives.
For Unit GGHH, Northland aimed to achieve a BREEAM excellent rating on a refurbishment parts 1-3, a whole building overhaul, excluding internal fittings. We also collaborated on another refurbishment job, DDEE, which involved the refurbishment of 2 units. This project involved strategy planning, templates and assisting with the management of the project to ensure all targets were met. Throughout this process, we were required to provide guidance to the contractor, helping them to meet stringent deadlines and successfully achieve the goal of BREEAM Excellent.
Northland also aimed to attain an excellent BREEAM rating for Project Nova, which involved a new development under the BREEAM version 6 shell only framework.
Project Stack, a shell and core warehouse, had a planning requirement of Excellent. To meet this standard, AES were tasked with developing a comprehensive strategy. We then collaborated with Northland to assess the strategy post-planning, ensuring we were aligned during a review and reflection meeting. Our responsibilities included creating templates and specification, as well as overseeing project management, all aimed at achieving the goal of BREEAM excellence.
We provided BREEAM assessments, daylighting analysis, and modelling services for Northland’s refurbishment projects.
Across our work with Northland, we developed comprehensive BREEAM strategies that included providing templates to assist with evidence collection and offering appointment guidance to ensure BREEAM compliance. We facilitated regular meetings and calls to discuss progress and address any challenges. Additionally, we established a construction waste target of no more than 7.5 m³ of waste generated per 100 m² of floor area. We are currently at target-setting stage and are committed to providing ongoing guidance to help the team stay on track to meet these sustainability goals.
Across our work with Northland, we have achieved:
A 30% improvement in water efficiency based on sanitary ware for a building of that type
Excellent daylighting provision, with the building attaining a daylight factor of 5.6%, allowing the offices to rely on minimal or no artificial lighting
Successfully saving 50% in CO2 emissions through the integration of passive design measures into the refurbishment
Achieving an excellent BREEAM rating increases salability and increases sustainable outcomes of the buildings for the client, resulting in lower running costs for the buildings and helping to achieve sustainable development goals.
