Situated within the administrative boundary of the London Borough of Hounslow, the project site is part of the Radius Park Industrial Estate, a dynamic commercial hub consisting of nine commercial units. The project involved the demolition and extension of the existing building, transforming two industrial units into a single, high-performance 6,282m² GEA facility designed for flexible light industrial (E), general industrial (B2), and storage and distribution (B8) uses.
The project involved a 186m² single-storey and a 370m² two-storey addition, ensuring enhanced functionality. Sustainability was prioritised through the retention of the existing structure, upgraded with high-performance external wall and roof cladding.
The development was rigorously assessed under the BREEAM UK New Construction Commercial – Industrial methodology, achieving a Shell and Core scope of works that underscores its environmental excellence. The goal was to attain a minimum BREEAM ‘Excellent’ rating, in line with Hounslow Borough Council's General Development Guidance, ensuring a modern, adaptable, and sustainable workspace while targeting carbon emissions beyond Building Regulations.
The project successfully integrated sustainability principles, with key design elements focusing on carbon reduction, overheating prevention, natural resource optimisation, and mitigation of environmental impacts such as noise and air quality.
